Booking Direct vs Airbnb vs Booking.com for Morrison Court: What Actually Changes
Updated: Oct 7
We are listed on Airbnb and Booking.com, we think both are well run, and we are not precious about which one you use. Plenty of guests find us there first and we are glad they do. But three channels selling the same five apartments in Gzira means three slightly different experiences of the same building, and it is worth being honest about what actually changes before you pick one.
In short: the apartment, the address and the five units themselves are identical whichever channel you book through. Airbnb and Booking.com give you a familiar interface, verification on both sides, buyer protection some travellers value, and a cancellation policy set by the platform rather than by us, which is why they suit a first stay particularly well. Booking direct through morrisoncourt.com gets you graduated savings the longer you stay and a direct line to the same two or three people who will check you in. Most guests arrive through a platform, many return direct, and we are glad to see them either way.
What doesn't change: the apartment itself
The apartment does not change. Whether you book Yoko or the Michelle penthouse through Airbnb, Booking.com, or directly, you get the same 70 square metre two-bathroom layout with its own home office, or the same 55 square metre studio with its Valletta-view terrace, the same address at 132 Triq San Albert, and the same five-minute walk to the ferry, a point we cover building by building in our guide to what's available across Gzira's serviced apartments and how to book them. The building does not know which channel booked you, and treats every stay identically once you are through the door.
What changes: cost, over time
Every third-party channel takes a commission on the booking, and that commission is baked into the price you see whichever platform you are on. Book direct and it comes out, and because we would rather reward a longer commitment than a single weekend, direct bookings are also where the graduated savings live. Rates ease the longer you stay, most noticeably once a booking crosses the one-month mark, which is the whole argument we make in why mid-term stays of one to six months are the smartest way to experience Malta. We would not call that commission wasted money. It buys reach we do not have on our own, a booking system better than anything we would build, and a support team awake when we are not. On a first booking that is usually a fair trade. It is only on a long stay that the saving starts to compound into real money.
What changes: flexibility and communication
A message through Airbnb or Booking.com goes through their app first, and however good either platform's support is, there is a layer between your question and our answer. Book direct and you are emailing or messaging the same two or three people who manage the whole building, which tends to matter most for the unglamorous logistics of a long stay: an early check-in before a flight, a late departure after one, a question about receiving a parcel mid-stay. None of this is dramatic, but a month-long booking involves more small questions than a weekend does, and fewer steps between question and answer tends to be quicker.
What changes: cancellation and trust
Airbnb and Booking.com both offer standardised cancellation policies and somewhere to escalate to if something goes wrong, which some travellers reasonably want, particularly for a first booking with a property they have never stayed at. That protection runs both ways, and we mean it as a compliment to the platforms: the verification, the structure and the record of previous stays give us the same confidence about you that they give you about us. For a first stay between strangers, that is genuinely useful to everybody, and it is a large part of why we keep the listings open rather than pushing everyone to the website.
What the platforms are better at than we are
They are where our public reviews live, and they earn their keep collecting them. Both run a tighter, more structured review process than we could run ourselves, both put the building in front of travellers who would never have typed morrisoncourt.com into anything, and both give us tools for calendars, payments and verification that we would otherwise be stitching together by hand. We would rather say that plainly than pretend the commission buys nothing.
Most guests who come back book direct the second time, and that is not something we push. It happens because by then you have met us, you know which apartment you want and you already have our email address. If you would rather book through Airbnb again because that is where your trips live, do that. The rate is the rate and the welcome is the same.
Frequently asked questions
Is it cheaper to book Morrison Court directly than through Airbnb?
Usually, since a direct booking removes the platform's commission from the rate and is also where our graduated savings for longer stays apply, easing the longer you book; the exact saving depends on length of stay rather than being a flat discount.
Can I still leave a review if I book direct?
Only bookings made through Airbnb or Booking.com generate a review on those platforms, and we actively encourage guests to leave one, because public reviews are how travellers judge a small building like ours. If you booked direct, a Google review does the same job and we will ask for that just as happily. Either way we would rather you said it in public than only to us.
Do I get the same apartment and amenities whichever platform I book through?
Yes, the apartment, the address, the home office and the terrace where relevant are identical across every channel; the only differences are in price, communication and cancellation terms, not in what you actually stay in.
Come through whichever channel you like. If this is your first stay and the structure of a platform makes the decision easier, use it, and we will see you at the door either way. If you already know Morrison Court is the building you want, and especially for anything past a fortnight, booking direct is worth the extra minute. Compare the current mid-term stay rates and graduated savings and see which of the five apartments has your dates open.
