Serviced Apartment vs Airbnb vs Long Let in Malta: An Honest Comparison

Everyone planning a month or more in Malta hits the same fork: book a short-let and extend, sign a proper lease, or take a serviced apartment. The internet’s answer depends on who’s selling. Ours runs a serviced house and lists on the platforms too — so here’s the comparison with the incentives declared and the trade-offs left in.

In short: for 1–6 month stays, serviced apartments usually win — professionally operated, everything included, priced for mid-term. Holiday short-lets shine for days and weekends but wobble over months (turnover-optimised, variable standards, summer-priced). Traditional long lets are the value play only at 12+ months, once you’ve absorbed the commitment, deposits and setup. The universal rule: compare total monthly cost and operating standards, never the headline rate.

The holiday short-let, extended

The strength is choice and instant booking; the weakness is that most listings are built for turnover, not tenure. Over a month, the gaps surface: a “workspace” that’s a dining chair, weekly-rate pricing that never quite becomes monthly, cleaning as an afterthought, and hosts whose service model is a lockbox. Some operators — ourselves included — run professional properties through those same platforms, so the platform isn’t the problem; the operating standard behind the listing is. Learn to read for it.

The traditional long let

Malta’s lease market offers the lowest monthly figure on paper — and charges the difference in commitment: twelve-month terms, deposits, utility registration, furniture roulette, and a neighbourhood chosen before you know the island. It’s the right instrument once you’re staying properly and know exactly where — which is why we’d always test the island first. Signing a year’s lease from abroad is how expat horror stories begin.

The serviced middle

Serviced apartments cost more per month than a bare lease and deliver the month back in kind: utilities, fibre, linen and cleaning included; workspace and sleep as specifications rather than accidents; a human operation behind the door — in our case, one that onboards every guest personally; and flexibility from weeks to six months with no setup or exit friction. Run the numbers on our month-in-Malta budget and the gap between serviced and self-assembled narrows sharply once summer electricity, internet contracts and your own time are priced in. The full monthly rentals guide shows how to compare offers line by line — and if you’re aiming at the October–April season, the calculus tilts further still.

Frequently asked questions

Is a serviced apartment better than Airbnb in Malta?

For stays of a month or more, usually yes: serviced apartments are professionally run for extended living — consistent cleaning, included utilities, workspace standards and mid-term rates — whereas typical short-let listings are optimised for holiday turnover. The best serviced properties also list on Airbnb, giving you both.

Should I sign a long lease or book a serviced stay in Malta?

Sign a lease only if you're staying 12+ months and know your neighbourhood. A traditional Maltese long-let means a year's commitment, deposits, utility registration and furnishing gaps. For 1–6 months — or your first months before committing — furnished serviced stays cost more per month but far less in risk and setup.

What should I check before booking a monthly rental in Malta?

Total monthly cost including utilities (summer AC matters), workspace quality if you work remotely, cleaning and linen frequency, contract flexibility, and who operates the property. Compare the all-in figure and the operator's standards, not the headline rate.

Whichever route you take, choose the operator before the listing.
